What Documents Do Lenders Ask For When You Apply for a Business Loan?

Having the right documents ready before you apply is the single biggest thing you can do to speed up a business loan decision, whether the loan is secured or unsecured. Lenders on our panel differ in the specifics, but most applications draw on the same core set.

Documents most lenders ask for

  • Recent business bank statements. Usually the last 3-6 months, showing consistent trading activity and enough headroom to service the new repayment.
  • Accounts or management information. For limited companies, your latest filed accounts from Companies House; if those are more than a few months old, recent management information as well.
  • Basic company details. Company number, trading address, and details of directors or partners.
  • Details of the loan itself. The amount, purpose, and, for a secured loan, the asset you’re offering as security.

Additional documents for a secured application

A secured business loan adds a layer beyond the standard set, since the lender needs to verify and value the asset:

  • Proof of ownership. Title documents for property, or purchase records and registration documents for vehicles and equipment.
  • Details of any existing charge. If the asset already carries a mortgage or charge, the lender will want the details to assess a second charge.
  • Recent valuation, if you have one. Not always required upfront, but useful if available, since the lender will still commission their own independent valuation.

Additional documents for an unsecured application

Because there’s no asset to assess, unsecured lenders focus more heavily on the business’s own financial picture:

  • A personal guarantee form, for the director or directors standing behind the loan.
  • Personal identification and address verification for the guaranteeing director, as part of standard identity checks.
  • Sometimes, a business plan or cash flow forecast, particularly for a newer business without a long trading history to point to.

Why having these ready matters

Most delays in a business loan application come from documents being requested partway through, rather than the underlying decision itself taking a long time. Gathering bank statements, accounts and ownership documents before you start an enquiry, rather than after a lender asks, is the most reliable way to move from enquiry to indicative terms quickly.
